This section provides the lender with a description of the
project, size and location.

ensuring all projects are environmentally responsible, and
financially viable and sustainable for the presentation
to investors, lending institutions, NGO and the
government agencies. From our planning phases
to project completion our team will assure that we
have coordination with Haitian, USA and international
permitting and zoning agencies, legal counsel to
maximize value of the project and best use in today’s

Proposed Loan Terms
This section will identify the borrower, ownership group,
partners, construction loan amount and percentage
of project cost, permanent take out loan amount and
percentage of project cost, terms sought, amortization
sought, interest rates requested, collateral, repayment
and the purpose of the loan.
Market Analysis & Economic Feasibility Study
The inclusion of this information is necessary to validate
the future forecast of revenues for the proposed project.
Market strength, competitor information and lodging
demand information will also have to be validated.
Valuation Analysis
Valuation analysis will follow the Income Capitalization
Approach with the appropriate Discount Rate and
Capitalization Rates.
Debt Coverage Analysis
This section will outline the Cash Available for Debt
Service, the Debt Coverage Ratio, and Return On
Investment through the first five years of the project.
Use of Funds & Equity
An itemization of the Use of Funds will be provided and
will include the itemization of the expenses surrounding
the project (this may include land acquisition,
refurbishments, additions, new construction, and
architectural, engineering, development costs, furniture/
fixtures/equipment (FF&E), operating capital and
infrastructure. Equity is identified.

General Market Trends
The socioeconomic issues that need to be understood
include population and workforce changes and their
impact on the proposed development. Populations by
age, gender and location and their impact on potential
incomes. Median household income, education, effective
buying power, economic growth and major employers
and their effects on the market area. New business and
industry, the area’s largest employers and their effects on
the target market.
We will also review any previous research studies relevant
to the proposed project and discuss its impact.
Site & Surrounding Area Analysis
We review the site, existing buildings, land uses,
adjacent land uses, zoning, permits, licensing issues,
access, visibility, traffic counts and proximity to demand
generators of each site we study. This section is designed
to discover potential problems or best uses for the
proposed development. The finite development related
detail (zoning) is not the main focus. Our concern at this
point is to determine if a hotel would work on the subject
